Austin Home Staging does a tremendous amount of property care. Our vacant property management program is designed to help agents and home owners by managing their vacant listings while leaving them unoccupied.

Experience has told us that not every absentee home seller wants us to stage their home with a resident stager/live in home manager. We still recommend that program as the first choice for presenting a [previously vacant] listing to the market, but we respect that it is not for everyone.

Experience has also told us that every absentee seller does want a Real Estate Professional to be looking after and caring for their property while it sits vacant and for sale. The listing agent, does not have the time it takes to do this. Marketing, negotiating and selling the house, is what they do best; not property management! So, this is where our program comes in!

Our commitment to our listing agents and the home sellers are second to none when it comes to delivering a professional level of staging and management services.

Over the past 9 years, we have staged and managed over 320 vacant listings totaling more than $220,000,000 in home volume. We have hundreds of references to provide.

Never before have there been so many vacant homes for sale that need our attention. With the average days on market extending out 32% further than the recent past, the time your listing is sitting vacant and under cared for becomes increasingly vulnerable and detrimental to the health, and thus sale, of the home. Our program has a very low cost for a seller. For dollars per day*, each property will receive a minimum of one Quality Control visit per week. Our QC Visits are very thorough. We walk the property inside and out looking for anything that may need attention, including but not limited to: checking pipes, protecting outside hose bibs from freezing temperatures, flushing commodes, checking irrigation systems, pool filters and pumps, adjusting HVAC temperatures, replacing air filters, replacing burned out light bulbs, replacing smoke detector batteries, managing window cleanings, flower bed cleanups, pruning plants, installation of seasonal mulch and flowers, removing any downed tree limbs, critters in the attic, periodic cleaning and dusting down of the house, power washing, wiping down iron scroll doors and other decorative fixtures that will be neglected if left alone too long…The list goes on.

By including our Vacant Home Property Management Program in your listing arsenal, your vacant listing will be the healthiest vacant listing out there.
